The Crystal Lakes Apartment complex is composed of 491 apartment units which includes two pools, two leasing office, playgrounds and all type of outside fun activities. RDC was originally contracted for the restoration of 40 units damaged by fire. Aside from the shell, the 4o units had to be completely stripped and rebuilt with new walls, floors, bathrooms, finishes, MEPs, parking paving/striping, and railings. Even though this renovation faced many challenges it was completed in 6 months and under budget. As a result, RDC was also hired to oversee the Design and construction of a new leasing office, a pool and deck, mail area, new entry gate and system, new entrance relocation, revising parking flow and entrances, parking lot patching/paving and seal coating.
Project Problem RDC Overcame
The Crystal Lakes project was facing the pandemic and its ripple effects. We were challenged with staying on schedule and keeping our team and trade partners safe amidst COVID 19 pandemic. We had to strategize schedules and locations for 15 different trades to work and keep safe distancing. Also, the building department closed for several weeks and stopped providing site inspections. RDC hired engineers to inspect work and provide certify letters to get a final Certificate of Occupancy. There were several challenges but we did our best efforts and used our ingenuity to complete the project on schedule.
